South Delta & Richmond Real Estate Market Report: October 2026

Andrew Dear · November 1, 2026

October brought a noticeable pullback in fresh supply across South Delta and Richmond, with sellers clearly less eager to list as we moved deeper into autumn. That said, buyers still have plenty to look at — active inventory remains substantial across all property types. Here is what the board's published figures show for the month.

Across all home types combined, 633 new listings came to market in October 2026 — down 32% from September and 24% below October 2025. The pullback was sharpest in the detached segment, where new listings fell 36% month over month and 30% year over year to just 186 homes. Condos and townhouses followed a similar pattern, though townhouses showed the smallest year-over-year drop at 10%.

Despite the quieter month for new listings, there is still a healthy pool of choices sitting on the market. 2,457 active listings remained at month-end across all property types, with 1,038 of those being condos and apartments and 828 detached homes. In the South Delta neighbourhoods I watch closely, Tsawwassen East stood out for how little came up — just 1 new listing all month against 20 active — while Boundary Beach and Pebble Hill each carried a median asking price of $1.5M with very modest new supply as well.

On the price side, the Greater Vancouver REALTORS® benchmark figures tell a nuanced story. Detached homes softened in both Tsawwassen (-2.6% vs. September, to a benchmark of $1.47M) and Ladner (-1.7%, to $1.26M), while Richmond detached came in at $1.83M, also down 2% month over month. Townhouses and overall benchmarks dipped modestly as well. The standout was the condo and apartment category: benchmark prices rose +5.9% in Tsawwassen to $589K and +5.7% in Ladner to $620K — the only property types showing upward movement in October.

Richmond's sales activity was mixed. Detached sales dropped 12% versus September to 57 sales, while townhouse sales jumped 38% to 66 sales and condo sales rose 16% to 128 sales — a meaningful shift in where buyers were active during the month. The overall Richmond benchmark settled at $998K, down 1.7% from September.

What it means for you

For buyers, the drop in new listings means less fresh competition for quality homes, but the sizeable overall inventory gives you room to be patient and deliberate. The condo segment in particular shows some life on the price side, so if you have been watching that category, it is worth paying attention to what the benchmark movement means for your specific search area. With detached median asking prices sitting at $2.0M across the board's detached segment, budget clarity matters more than ever.

For sellers, the thinner October listing environment could actually work in your favour if your home is well-presented and priced in line with current benchmarks — there is simply less competition coming through the door. That said, the month-over-month softening in detached and townhouse benchmarks is a reminder that buyers are paying close attention to value. If you are thinking about listing, let's talk through what the current figures mean for your specific neighbourhood and property type.
