South Delta & Richmond Real Estate Market Report: September 2026

September is always the month the market wakes back up after summer, and this year was no exception. Across South Delta and Richmond, 934 new listings came to market in September 2026 — a jump of 50% from August's 623 — as sellers who had been waiting out the quieter months made their move. That said, it's worth keeping perspective: September 2025 saw 1,054 new listings, so we're still running about 11% below that pace year over year.

The seasonal rebound touched every property type. Townhouses saw the sharpest month-over-month surge, with 247 new listings — up 60% from August's 154. Detached homes followed closely, rising 52% from August to September. Even with all that fresh activity, the year-over-year picture is softer: condo and apartment new listings, for example, came in at 386 for September 2026 versus 460 in September 2025, a drop of 16%.
Total inventory at month-end sits at 2,603 active listings across all home types, with condos and apartments making up the largest share at 1,109 active listings. Detached homes account for 869 of those, and townhouses 564. In terms of geography, Richmond dominates the active count with 1,922 active listings, while Ladner remains the tightest pocket with just 186 active listings.

The benchmark prices published by Greater Vancouver REALTORS® tell an interesting story depending on where and what you're looking at. In Tsawwassen, the overall benchmark reached $1.11M, up 1% from August, and detached homes there pushed to $1.51M — a gain of 2.9% month over month. Tsawwassen's attached segments moved the other way: townhouses came in at $886K (-4.3%) and condos at $556K (-4.2%). Ladner saw broader softening, with the all-homes benchmark at $1.03M (-2.6%) and townhouses slipping to $920K (-4.9%).
Richmond's sales picture is notable. According to Greater Vancouver REALTORS® figures, Richmond detached recorded 65 sales, up 35% from August, and the sales-to-active-listings ratio across all three Richmond home categories — detached, townhouse, and condo — sits in what the board's usual rule of thumb defines as a seller's market. Richmond condos led with a ratio of 40%, while detached came in at 35% and townhouses at 33%. Despite that demand signal, the Richmond detached benchmark eased to $1.87M (-2.8%), while condos edged up slightly to $636K (+0.4%).
What it means for you
For buyers, the September listing surge means more to look at than there was just a month ago, and in some segments — particularly attached homes in Ladner and Tsawwassen — there are signs that asking prices are adjusting. The median asking price for a condo across the whole market sits at $669K, which for many shoppers represents the most accessible entry point. More choice is generally welcome, and with inventory still meaningful, buyers have a bit more room to be deliberate than they did during tighter stretches.
For sellers, the Richmond data is encouraging if you're in the detached space — strong sales ratios and a modest price gain in Tsawwassen detached suggest demand hasn't evaporated. But the attached market calls for realistic pricing: townhouse and condo benchmarks softened in both Tsawwassen and Ladner this month. With 934 new listings landing in September alone, any home that isn't priced well will have company on the shelf. Presentation and accurate pricing matter as much as ever heading into the fall season.
